Do NOT bother touring this property. While the amenities, apartments, and appliances may seem nice, the property managers take all of that value away immediately.
Here is a list of the many management issues I’ve encountered while living in Rittenhouse Hill:
- Poor parking lot control and management: residents have to pay for parking, but parking is never monitored. There are never convenient parking spots available because at least half of the cars parked in the accessible parking lots don’t... have stickers and are not authorized. If you call the front desk to complain about it, they will say they’ll look into it, but they never do. This has been going on for at least 3 years. I just learned that I’ve been paying for parking unnecessarily all these years, and apparently there are residents that just park their cars and don’t pay a parking fee.
- Do not expect to get your security deposit back. When I moved in, my apartment was dirty. It was not properly cleaned. Over the years, I’ve cleaned up the apartment and it is now in a better state than the one I received it. However, it was already warned to me by one of the employees in the management office that I would not be seeing a single dollar back from my security deposit. So it is effectively not a security deposit.
- No Security on Amenities side. There is no control over the usage of the amenities by people that don’t live in the property. Over the years I have seen and met groups of people who do NOT live here but go to the pool, use the fire pits, use the grills, use the basketball court. These people will proudly say that they’ve been using the amenities for years.
- No Security. There are car break-ins constantly. The front desk staff is not there to provide any security to the residents. Anybody can walk into the building and they won’t be stopped.
- They don’t care if you’ve historically been a good resident who pays on time, takes care of the apartment, and constantly reports concerns to management so that they can address them. My ACH payment for rent was returned due to an issue with my bank. Nothing to do with me, funds in the bank, etc.
Instead of management proactively requesting to pay again along with the returned check fee, they entirely turned off my ability to pay by ACH going forward. I have to go through the inconvenience of issuing cashiers checks every month now. Mind you that I’ve never paid rent late.

I have been living at Rittenhouse Hill Apartments for almost three years, and this has been one of the most disappointing rental experiences.
• Security is a joke. My car has been stolen from the parking lot twice. Management claims there are cameras, but they refuse to show residents the footage. They will only release blurry, low-quality images to the police or to your insurance company. This provides no real safety for tenants. Meanwhile, we are forced to pay $50 a month for parking with no... guaranteed spot, no real protection, and a high risk of theft.
• Management is unprofessional. Whenever tenants ask for help, they respond with disrespect, yelling, or acting as if we live here for free instead of paying expensive rent.
• Amenities are poorly maintained. The elevators are constantly broken, the pool is sometimes dirty, the tennis court net is torn, the gym has only a couple of working machines, and the barbecue area is dirty and broken. For the rent we pay, this is unacceptable.
• Neglect over safety. Even the police officer who filed my report told me that years ago the building had night security patrols and thefts were much lower. Management cut costs, removed security, and residents are left to deal with the consequences.
For the amount of money tenants pay, this complex does not provide even the basics: safety, respect, or reliable amenities. I will not be renewing my lease, and I strongly warn others to think twice before moving here.

I strongly advise against renting from Rittenhouse Hill Apartments due to their dishonest and predatory move-out practices. After living in the apartment for two years, I was hit with unfair charges totaling $815, despite thoroughly documenting the unit’s poor condition when I moved in.
I provided my Move-In Inspection Sheet, which clearly recorded pre-existing damage, yet management completely ignored this and falsely claimed the damage occurred during my tenancy.
When I tried to dispute the... charges, management was dismissive, refusing to acknowledge my documentation and instead insisting their charges were justified. Worse, I later found out from the new tenant that the so-called “necessary replacements” never even happened! That means they’re flat-out stealing money from tenants by charging for fake replacement.
If you’re considering moving here, be prepared to fight for your security deposit and deal with a management team that lacks integrity. I will be escalating this matter to the Fair Housing Commission to investigate their unethical business practices. Rent elsewhere if you value honesty and fair treatment.
