I strongly advise against renting from Rittenhouse Hill Apartments due to their dishonest and predatory move-out practices. After living in the apartment for two years, I was hit with unfair charges totaling $815, despite thoroughly documenting the unit’s poor condition when I moved in.
I provided my Move-In Inspection Sheet, which clearly recorded pre-existing damage, yet management completely ignored this and falsely claimed the damage occurred during my tenancy.
When I tried to dispute the... charges, management was dismissive, refusing to acknowledge my documentation and instead insisting their charges were justified. Worse, I later found out from the new tenant that the so-called “necessary replacements” never even happened! That means they’re flat-out stealing money from tenants by charging for fake replacement.
If you’re considering moving here, be prepared to fight for your security deposit and deal with a management team that lacks integrity. I will be escalating this matter to the Fair Housing Commission to investigate their unethical business practices. Rent elsewhere if you value honesty and fair treatment.

They have very poor quality of appliances, all the spaces are dirty most of the time and they charge you for unlocking your apartment if you locked out… the personnel behavior is unacceptable…!

this building and the “beautiful amenities” they are advertising are being run into the ground by the awful property management. every elevator is somehow always broken and out of order every day. there is trash and dog poop everywhere. there is no pool security so it’s always disgusting and dirty. parking is a mess (that you have to pay $50 a month for!!) and they’ve gotten rid of the security guard at the gate, so now cars are being broken into. they do not take care of the trees around the... parking lot, so there are trees and branches constantly falling on cars. what a waste of my time and money to live in this hell hole. what makes it worse is that property management does not care at all. they are condescending and rude and honestly just terrible at their jobs. save yourself the stress and avoid at all costs!!

We spent one year in a 2BR/2BA unit at Rittenhouse Hill. We paid our rent on time and in full, and paid parking fees, pet deposit, and pet rent for our cat all without complaint.
The apartment was great. Maintenance, cleaning, and front desk staff were all lovely - hardworking, professional, and so friendly.
The "BUT:"
Upon move-in, we completed RH's pre- move in inspection, taking photos of existing damages and noting them on the checklist (obvious things - peeled paint, scratches and scuffs... in the floor and on appliances). I've lived in six apartments in four different states, and had no issue receiving my security deposit back... if I'd known the level of detail that RH was going to use when doing the final inspection, I would have photographed every speck of dust that I found that first week.
Upon move-out, we were given a final inspection checklist, which we used for reference as we cleaned. There were a few marks on the wall we couldn't get rid of, which we knew we would get dinged for. But upon receiving our final bill, we saw that $600 had been deducted from our deposit, primarily for cleaning expectations not spelled out in the final inspection checklist. $100 of these were for the floor, although there was no actual damage to the floors and most of the scuffs had been present at move-in; even after providing photographic proof, the management team refused to refund any of the floor cleaning charges. This is one example.
BOTTOM LINE: If you are going to need that full security deposit back, consider if this is the right place for you. if you're going to live here, complete that move-in inspection checklist THOROUGHLY (with photos!), clean the apartment to "move-in ready" status (or get a professional cleaner to do it), and make sure you are present at the final inspection to dispute any charges (WITH photos from pre-move in inspection). And know that you may still get charged - in which case, I hope you take Post Brothers to small claims court and win.

Location is tucked away is a peaceful campus. The building looks like it is well maintained and the apartment is nicely updated. Didn’t give 5 stars because gate is not guarded as promised, gym equipment is not well maintained, and request fro maintenance or general questions often go unanswered or not timely. The assigned parking is a bonus and worth the $$$.
