This place is a great location with awesome space and the price is a steal for what I'm getting. I'm within walking distance to so many restaurants, bars, stores, event venues, and public transportation. The loft-style bedrooms are really neat because I get a large open floorplan, but still have the privacy of a bedroom. The units are a little dark, so I had to invest in a lot of lighting. Also, the parking is a great price but the garage is tight and sometimes the gate doesn't let me in... even when I pay for parking. Overall, it's a good experience and I'm excited to have people visit!

Been here for years and management has always been the biggest issue. The previous owner and staff would shut down the pool and the hot tub in the fall religiously claiming that they were broken and "needed to order a part." Said parts would never arrive until May/June of next year and so they have been out of operation for the fall winter and spring for the last 3 years at least. Even when they're open in the summer it's only for 2 months at best. It's now October and the pool is open (for now)... but you still can't use it because they refuse to heat it the way it should be
New management took over in Feb 2024 and claimed they were better than the previous management but they've used the same lies and tactics to avoid paying the maintenance on the pool and hot tub. The gym is dilapidated and doesn't even have a full set of weights. There used to be a beautiful stream within the landscape in the front courtyard that flowed continuously and made sitting out in the front really peaceful and added charm to the entrance. But they've since drained the stream without notice and now there's just rocks and dirt where the stream used to flow. The lofts themselves are spacious, maintenance is responsive and the people here are pretty friendly, but I point out the issues with the amenities because these are issues that show management doesn't actually care about your experience as a tenant and is putting the owner's bottom line first. The constant excuses they give start to feel like blatant lies which makes interacting with management staff really uncomfortable. They become hostile when confronted with concerns and don't respond to being questioned well at all. Greystar is such a large company that you'll never get any accountability or answers from anyone above the staff.
On top of all of this they've started to increase rents for existing tenants dramatically claiming they're just matching the market when the buildings surrounding us are much newer and better managed. This place would be so much better if it were to be managed well but the blatant disregard for the tenant experience puts a constant dark cloud over what should be a beautiful building in a great location.

The new management team is awesome! Maintenance is fast and understanding. Building is always clean. Overnight staff will always help you when you're in a jam. Come live here!

I love Lofts 640 primarily because on the 9th floor I have a magnificent view of Center City. Due to the building’s solid fire-proof construction, I’ve actually tested with my neighbors having them blast their music as loud as they can and I can barely hear it. Excessive noise is NEVER a problem. I love the spacious feeling with high ceilings and the open-space design of my loft. The gym is good enough that I enjoy working out there with its excellent view of the city. I feel security is good... with the limited-access gates and a 24-hour concierge in the main entrance. I’ve lived at 640 for 13 years so obviously I love living there! The new Graystar staff has been a pleasant upgrade and a major reason I’m renewing for another year. It’s close to the Broad Street line for when I’m going to Phillies, Eagles, and Flyers games. It’s a short walk to Center City or the Art Museum, and Schuylkill River Trail. Overall it’s a very comfortable and safe place to live. I only live in Philly part time, but I’m glad I have my loft here at 640 for when I am in town. It always feels like home.

We work hard to provide a fantastic experience for all. Since February 2024 we have been at Lofts 640 and we have tried to improve the amenity spaces as quickly as possible. However, sometimes improvements take longer than expected.... The good news is most of these improvements are almost complete. The indoor pool is open and ready to be used, even through-out the colder months. We have also completed the renovations of the Yoga Studio and Community Room for your enjoyment. We are working to continue to upgrade the Community with each month that passes. The staff is hear Monday -Friday 9am-6pm and Saturday's 10am -5pm If you would like to learn more about upcoming changes to Lofts 640.We look forward to servicing you in the future months.
