Smelly Elevator and Lobby: The elevator and lobby often reek of trash.
Also, It’s not unclear how half-eaten food left in the lobby, making it seem like someone lives there. This creates a very unhygienic atmosphere for the residents.
Safety Concerns: The building’s security is a major issue. Doors are frequently propped open, compromising the safety of all residents. Additionally, the entrance area is swarming with flies, adding to the overall feeling of neglect and poor maintenance.
Noise... Problems: The thin walls and windows provide no sound insulation. I can hear my neighbors’ conversations clearly, as well as every person and car passing by. This lack of soundproofing makes it very difficult to relax or sleep.
Package Delivery Issues: Despite being advertised as a convenient feature, the Amazon mailbox is not registered. This means packages are often left out front, unprotected and vulnerable to theft or weather damage.
Unresponsive Management: Perhaps the most frustrating aspect of living here is the management’s unresponsiveness. They rarely answer their phones, making it nearly impossible to report issues or get assistance when needed.
Overall, living at The Washington is extremely disappointing. The combination of poor maintenance, safety risks, excessive noise, unreliable package delivery, and unresponsive management makes this a very unpleasant place to live. I do not recommend this apartment building to anyone looking for a comfortable and secure home.

Unfortunately, the people that own the building don’t check on it at all. Therefore, people are having huge events here as if it’s a venue. Also, they use to have cleaning ladies to maintain the property now it’s nobody now because it’s always filthy or disgusting throughout the building. I’ll give another year and this property will have rodents and bugs infestation due to the severely poor up keep.

The building looks great online and honestly is a pretty decent price for living in Philadelphia. In real life this building is in an area they are clearly trying to gentrify. The management for this building is horrible. I have had countless experiences where management is slow to respond. One instance being, my whole floor's light and water had went out during memorial day weekend and they said that management is out because of the holiday so no one could help us.. Another one with the front... door being shattered and no one responded until a week later, completely decreasing any security the building had. Also, the garage door sometimes works?? Even if the garage is having issues, no one is on site immediately forcing you to have to lyft to work if your car is stuck in the garage. The maintenance portal is a joke, no one will come until you call them multiple times. The mailroom amazon locker doesn't work even though they will rave about it during tours, leaving you with packages on the floor of the front lobby or scattered in the package room. I honestly have no words and I'm not writing this to be rude to OCF but writing so they can improve since they don't act when their tenants call them to complain. Hopefully, this will make them more attentive for future tenants.
